Invest in apartments to renovate in Madrid

We find properties with strong value-growth potential in Madrid and its surroundings, guide you through the purchase, carry out the renovation with our own team and put the property up for sale or rent. One point of contact, from the first meeting to the sale or rental management.

Why invest in an apartment to renovate

An apartment that needs work is bought below the price of a renovated one in the same area. That gap, well managed, is the investment margin.

Madrid combines steady rental demand, a liquid market and neighbourhoods outside the M-30 ring road with plenty of room to grow. Our analysis of Carabanchel and Puente de Vallecas explains why.

How we work

  1. Discovery meeting.

We learn your goal, your budget and your investment horizon.

  2. Proposal.

We present the strategy, areas and type of property that fit you.

  3. Property search.

We analyse opportunities and only present the ones that make sense: building condition, renovation potential and expected return.

  4. Purchase.

We support you through negotiation and up to signing at the notary.

  5. Renovation.

Our own team carries out the works, with direct control over quality, budget and timing.

  6. Sale or rental.

If you choose to sell, we market the renovated property. If you choose to rent, we promote it through our own brand and software, and manage tenants, contracts, payments and maintenance issues.

Where we work

In every district of Madrid city and in the surrounding towns, within a 100 km radius.

Renovating to sell or to rent

We work with both strategies. If you want monthly income, we prepare the home for rental, as a whole or room by room for students and professionals. Through our own brand and software we promote the rentals and handle tenant screening, payments and maintenance.

If you prefer to sell, we plan the renovation with the end buyer in mind and support you through to the sale.

Frequently asked questions

Can I invest if I live outside Spain?

Yes. Meetings can be held by video call and we keep you informed at every step. To buy in Spain you will need an NIE (foreigner identity number).

What taxes apply to the purchase?

For a resale home in the Community of Madrid you pay Property Transfer Tax at a general rate of 6%, plus notary and land registry fees. We recommend confirming your case with a tax adviser.

Who carries out the renovation?

Our own in-house team. This gives us direct control over the quality, budget and timing of the works.

Is it better to rent or sell after renovating?

It depends on your goal. Renting generates monthly income; selling aims for a profit over a shorter period. We analyse it with you at the first meeting.
